Commercial Hot Water Upgrade: From Aging Tanks to Modern Tankless Technology
Innovative Mechanical Concepts replaced two aging 80-gallon water heaters with a new Rinnai SENSEI CX commercial tankless system serving the building’s showers, bathrooms, and kitchen areas.
With one existing heater out of service, the building had been relying on a single unit. The upgrade provided an opportunity to modernize the equipment and reconfigure the installation.
This project required relocating the new water heating system. Our team rerouted the water and gas piping to the new location and integrated the replacement equipment with the building’s existing hot-water recirculation loop.
The project also required coordination with the roofing and boiler-vent contractors to accommodate the shared shaft and protect the roof warranty.
The result is a modern commercial hot-water installation designed around the building’s daily needs and existing infrastructure. From equipment relocation to piping, venting, and start-up, IMC handled the details that make a replacement work as a complete system.
The installation included:
- Two Rinnai condensing tankless water heaters with a combined input capacity of 398,000 BTU per hour.
- Removal of the existing tank heaters and associated abandoned piping and flue connections.
- New gas piping and connections to serve the relocated system.
- Dedicated combustion-air intake and exhaust piping routed through the existing shaft to the roof.
- A buffer/storage tank and expansion tank to support peak demand, recirculation, and thermal expansion.
- Condensate drainage and neutralization for the new condensing equipment.
- Controls setup, start-up, and commissioning to bring the system into service.
